Quick answer
The palm grove at the city gates: villas and riads on large plots, fifteen minutes from the centre. The top end of the Marrakech market, €2,000–3,450 per m².
The Palmeraie stretches north-east of Marrakech across a historic palm grove, irrigated for centuries by a network of khettaras. What you buy here is space and silence: villas on plots of 1,000 square metres and up, with a pool, mature gardens and often a caretaker’s house. It is the top end of the city, €2,000 to €3,450 per square metre, with a realistic entry point around €400,000.
What you buy here
Contemporary or traditional villas, a few country riads, and building plots inside private estates. Quality varies enormously from one pocket to the next: gated, serviced estates carry neither the same constraints nor the same resale value as isolated plots along the tracks.
Who the Palmeraie suits
Families and year-round residents who want floor area, a garden and a car for daily life. Also investors in high-end holiday lettings: a villa with a pool and staff lets well, provided you take on serious management and real maintenance costs.
What to check before buying
Three checks matter. Water and drainage: not every plot is connected to the mains, and both a borehole and a septic system carry costs and a legal regime. The access road: private on many estates, maintained by an owners’ association whose rules and accounts you should read. And the title to the land, particularly on plots carved out of collective or agricultural land, whose right to build must be confirmed before any commitment.
