Quick answer

The historic heart of Marrakech, a UNESCO World Heritage site: courtyard riads, souks and alleyways a short walk from Jemaa el-Fna. A heritage investment for buyers ready to deal with restoration and pedestrian access.

Inside its ochre ramparts, the medina is the original city and a UNESCO World Heritage site. What you buy here is almost always a riad: a courtyard house that turns inward, whose street facade tells you nothing about what lies behind it. This is where prices vary most in Marrakech — from €900 to €2,700 per square metre — because an untouched riad awaiting restoration and a finished guest riad are, in truth, two different products.

What you buy here

The riad dominates: four walls around a patio, usually over two floors, with a roof terrace. Sizes run from small dars of 80 m² to grand houses of over 400 m². The most sought-after pockets — Mouassine, Dar el Bacha, Bab Doukkala, the Kasbah — combine access with relative quiet. Budget from around €110,000 for a sound property to renovate, and more once restoration is done and the land title is clean.

Who the medina suits

Buyers who come for a place rather than an easy yield: lovers of heritage architecture, guest-house owners, year-round residents drawn to neighbourhood life. Short-term rental returns can be strong on a well-located, well-run riad, but that means active management, not a dormant investment.

What to check before buying

Three things decide everything. Access first: no car reaches the door, and the walk from the nearest parking affects daily comfort and resale alike. Legal status next: part of the old building stock is still held under melkia or in undivided ownership, and the move to a land title should be planned with the notary. Structure last: rammed-earth walls, timber floors and services that often need replacing — a survey before you offer costs less than a surprise afterwards.
