Quick answer

The modern town centre: buildings from the 1930s to today, shops, restaurants and schools within walking distance. The most liquid part of Marrakech for an apartment, at €1,300–2,000 per m².

Gueliz is the new town, laid out from the 1920s on the far side of Avenue Mohammed V. This is everyday Marrakech: shops, cafes, clinics, schools, offices. The building stock runs from original art deco blocks to recent developments with lifts and parking, in a band of €1,300 to €2,000 per square metre.

What you buy here

Apartments, above all. Two or three bedrooms, a balcony, sometimes a terrace on the top floors, from around €45,000 for smaller units in older buildings. Newer developments around Avenue Mohammed VI and Boulevard Abdelkrim El Khattabi add a shared pool and on-site security. A few town houses survive on the inner streets — much wanted, rarely available.

Who Gueliz suits

Families living here year-round, professionals, and investors who want long-term lettings without complicated management. It is also the most reassuring district for a first purchase in Morocco: the market is deep, comparable sales are plentiful, and a correctly priced property sells again.

What to check before buying

In older buildings, look at the risers, the terrace waterproofing and the lift, and ask for the building manager’s minutes — management is sometimes loosely organised. In new-build, check the habitation permit and that what was delivered matches what was sold. On noise: a bedroom facing Avenue Mohammed V is not worth the same as one facing the courtyard.
